Value of a Pre-Inspection

Sellers will find that a pre-inspection helps them avoid unexpected surprises (legal and financial) after an offer is received and can be a useful part of their marketing plan.

Confidence---Better picture of the house you are about to sell.  The pre-inspection report provides you with a written documentation of the visible condition of the house.  This provides you with an opportunity to put the best house forward.  Why wait until the contract is on the table to find out that there are major repairs needed.

Marketing--After municipalities now have formal disclosure requirements as part of the official sales package.  Our Pre-inspectors report will assist you in documenting the "true" condition of the home that you are selling.  This puts all the information on the table up front.  Buyers especially appreciate knowing this information on the major elements.

Financial---Sellers will generally list their home at a fair market price.  This price will generally be on the high side.  Buyers will generally make an offer that is lower.  Both parties come to an agreement which is generally lower than the listing price.  Most home sales contracts are contingent upon the findings of the home inspection.  This is where the trouble starts.  In about half of the home inspections significant or major repairs are identified.  This is an unexpected expense that sellers have not calculated into the listing price or the negotiated price.

A pre-inspection would have provided you the opportunity to make the necessary repairs before listing or include them in your pricing criteria.
